Rental terms and conditions

BOOKING:
The booking is only considered definitively confirmed upon receipt of the confirmation letter that AGENZIA SUMMER will send immediately after receiving the booking deposit. AGENZIA SUMMER reserves the right to refuse any deposits received after the date stated in the ‘deposit request letter’.

Prices include: Water, Electricity, Gas, agency fees, commissions.

EXTRAS: Tourist tax (€1.15 per night per person over 4 years of age for the first 10 nights), stamp duty (€2.00) and air conditioning on request.

PAYMENT:
A deposit equal to 30% of the rental fee must be paid. The balance must be paid in cash or by cheque upon collection of the keys on the day of arrival.

CANCELLATION:
In the event of cancellation of the stay at least 4 weeks prior to arrival, the customer will not forfeit the deposit paid. They may use the deposit paid for a stay at a later date, subject to the agency’s availability, within the current year; otherwise, it will not be refunded.

ARRIVAL:
Arrival must take place on the agreed date between 4.00 pm and 6.00 pm. In the event of a delay, please notify AGENZIA SUMMER promptly. Otherwise, the apartment will be held available for only 24 hours, after which it may be re-let, resulting in the loss of the deposit.

CHECK-IN:
On arrival, guests must present their identity documents for registration with the police. Any complaints regarding the condition of the apartment will only be accepted within 24 hours of arrival.

PRICES:
Prices may vary according to seasonal demand at the discretion of Agenzia Summer. All apartments are equipped with an APE (Energy Performance Certificate), available at the Agenzia Summer office.

RULES OF STAY:
The use of electric hobs, heaters and similar appliances is not permitted. Pets are not allowed (unless specific arrangements have been made directly with AGENZIA SUMMER). The number of guests must not exceed the number of beds provided; otherwise, the contract may be terminated due to the tenant’s actions or negligence, or an additional charge per person may be applied at the discretion of AGENZIA SUMMER. Guests must observe the building’s quiet hours. They must therefore avoid making noise between 13:00 and 16:00 and between 23:00 and 08:00. Should this clause not be observed, the contract may be terminated due to the tenant’s actions or negligence.

APARTMENT AMENITIES:
The apartments are fully furnished; a blanket and a pillow are provided for each bed. The parking space is intended for standard-sized cars. Parking cannot be guaranteed for minibuses, campervans and vans. Guests must bring their own bed linen, kitchen towels, bathroom towels and personal toiletries. Mattress covers and pillow covers cannot be used as bed linen. Bed linen hire is available at the Agency.

CLEANING:
The contract does not include cleaning of the apartment, which is therefore the responsibility of the guest. On departure (by 10.00 am), the apartment must be left clean and tidy, with no rubbish. One of our staff members will check the condition of the apartment.

CHECK-OUT – DEPARTURE
On departure, the flat must be vacated and left clean by 10.00 am on the agreed date. Departure must take place during office hours. Upon request, AGENZIA SUMMER may authorise departures outside office hours, but in this case reserves the right to retain the deposit and return it by post after inspecting the flat. If the apartment is not adequately cleaned, the agency is authorised to charge the customer for the cost of cleaning.

THE AGENCY'S LIABILITY
SUMMER AGENCY acts solely as an intermediary between the client and the apartment owner. It cannot therefore be held liable for any breakages, accidents, losses, delays or general inconveniences that may occur in the apartment. It will, however, provide its services to resolve any problems, it being understood that any claims for compensation must be addressed to the apartment owner via the AGENCY.

RENTALS
In the event of unforeseen circumstances or impediments to the allocation of the apartment, AGENZIA SUMMER reserves the right to substitute it with another apartment of the same capacity, without any obligation to give prior notice. Furthermore, the agency reserves the right to enter the apartments at any time, even in the absence of the tenants, to carry out repairs or maintenance. Should the inspection reveal serious breaches, the tenancy shall be deemed terminated by operation of law with immediate effect.

FAILURE TO COMPLY WITH THE GENERAL TERMS AND CONDITIONS OF RENTAL WILL RESULT IN THE FORFEITURE OF THE SECURITY DEPOSIT.
PAYMENT OF THE CONFIRMATORY DEPOSIT IMPLIES FULL KNOWLEDGE AND ACCEPTANCE OF THE ABOVE-MENTIONED CLAUSES.
